
A study based on data published on the real estate portal Argenprop revealed which neighborhoods are the most economical for renting a two-room apartment in the Autonomous City of Buenos Aires (CABA). Surprisingly, San Telmo, a picturesque tourist district, is listed as the most economical place. The Institute of Statistics and Censuses of the Autonomous City of Buenos Aires (IDECBA) has identified the most affordable and recommended areas for renting an apartment in 2025.
According to the survey conducted by IDECBA, after the repeal of the Rental Law, the supply of available rentals in the CABA real estate market has increased by 173.4%. Although an increase in rents has been observed, this rise is lower than expected compared to the Consumer Price Index (CPI) in the same period.
One of the most highlighted neighborhoods has been identified as an attractive place for tourists and residents, located just over a kilometer from Puerto Madero. This neighborhood is characterized by its colonial houses, diverse cultural offerings with museums, antique shops, bars, and artistic murals. Additionally, it is recognized for its activities related to tango and candombe.
In the fourth quarter of 2024, the following neighborhoods were identified as the most economical for renting a two-room apartment in CABA: San Telmo, Montserrat, Liniers, ConstituciĆ³n, Floresta, Balvanera, and Flores. Average prices in other neighborhoods remained consistent with the number of rooms. The average prices per type were: $361,749 for studio apartments, $492,805 for two-room apartments, and $761,773 for three-room residences.
